Emergency Pump Repair at Birmingham Apartment Block
The Challenge
NT Cloke Pumps & Water received an emergency callout from the caretaker of a Birmingham apartment block after water was discovered leaking from a booster pump within the plant room.
Leaks within commercial and residential water systems can quickly escalate if left unresolved, potentially causing damage to plant room equipment and disrupting water supplies to residents. A rapid response was required to diagnose the fault and minimise any further issues.
Upon arrival, one of our experienced pump engineers carried out a full investigation and identified a failed mechanical seal as the cause of the leak.
To protect the equipment and prevent further water damage, the affected pump was safely isolated while replacement components were sourced.
The Solution
Once the correct replacement parts arrived, our engineer returned to site to undertake a complete strip-down of the pump assembly.
During dismantling, significant wear and corrosion were identified around the mechanical seal housing, reinforcing the importance of carrying out a full repair rather than attempting a temporary fix. The failed mechanical seal and associated components were carefully removed before the replacement parts were installed.
Following reassembly, the pump was recommissioned and subjected to comprehensive operational testing to confirm the repair had been successful.
As part of our commitment to delivering reliable long-term solutions, we also completed a courtesy service inspection of the booster set to ensure the wider system was operating correctly before leaving site.
Works Completed
✔ Emergency leak investigation
✔ Mechanical seal replacement
✔ Full pump strip-down and repair
✔ Failed components removed and replaced
✔ Booster set service inspection completed
✔ System recommissioned and performance tested
✔ Residential water supply protected and restored
The Result
The leaking pump was successfully repaired and returned to full operation, preventing further water loss and protecting the wider booster system.
By identifying and addressing the underlying mechanical seal failure, we were able to provide a long-term repair solution whilst minimising disruption for residents within the apartment block.
The additional booster set inspection also provided reassurance that the remaining equipment was performing as expected, helping to reduce the likelihood of future issues developing unnoticed.

Why Mechanical Seal Failures Shouldn’t Be Ignored
Mechanical seals play a vital role in preventing water from escaping rotating pump assemblies. Over time, seals can deteriorate through wear, corrosion, age and operational demands, eventually leading to leaks and reduced pump performance.
Early intervention can help prevent:
- Major water leaks
- Damage to pump components
- Unexpected system failures
- Costly emergency repairs
- Disruption to residents and building occupants
- Reduced equipment lifespan
Regular servicing and prompt repairs can significantly extend the life of booster pumps and water systems operating within residential and commercial properties.
