Three Pump Booster Set Overhaul Completed at Leeds Apartment Complex
Resolving Water Pressure Issues with a Complete Booster Set Upgrade
NT Cloke Pumps & Water recently completed a major booster set overhaul at an apartment complex in Leeds after residents began experiencing ongoing water pressure issues throughout the building.
Following an initial call-out, our engineers carried out a comprehensive inspection of the booster set to identify the underlying causes of the problem. Rather than a single component failure, multiple issues were affecting the system’s performance, requiring a complete remedial solution to restore reliable water pressure.
By addressing every fault identified during the inspection, we were able to significantly improve both the performance and reliability of the building’s water system.
The Challenge
Upon inspection, our engineers discovered several components had reached the end of their serviceable life.
The original 8-litre buffer vessel had completely lost its air charge, affecting the system’s ability to maintain stable water pressure. All three non-return valves (NRVs) had failed, preventing the booster set from operating as intended, whilst all three pumps had developed noisy upper bearings indicating significant wear.
Had these issues been left unresolved, they could have resulted in complete pump failure, costly emergency repairs and further disruption to residents.
The client required a long-term solution that would restore system performance whilst helping to reduce future maintenance issues.
What We Found
Our inspection identified:
- Failed 8-litre buffer vessel
- Three failed non-return valves (NRVs)
- Excessive wear to all three pump bearings
- Inconsistent water pressure throughout the building
- Components approaching complete failure
By carrying out a detailed investigation before commencing any remedial works, we were able to provide the client with a complete solution rather than simply replacing individual components as they failed.
The Solution
Once the quotation was approved and replacement parts had arrived, our engineers returned to site to carry out the full booster set overhaul.
Works completed included:
- Replacement bearings fitted to all three booster pumps
- Installation of three new non-return valves (NRVs)
- Upgrade from the original 8-litre buffer vessel to a larger vessel for improved system stability
- Inspection of associated components and pipework
- Full operational testing completed
- Booster set recommissioned and returned to service
The upgraded buffer vessel will now provide improved pressure stability throughout the system whilst the replacement NRVs and bearings will help maximise the operational lifespan of the booster set.
The Result
Following completion of the remedial works, the booster set was successfully recommissioned and fully tested to ensure it was operating efficiently and reliably.
Residents once again benefit from consistent water pressure throughout the apartment complex, whilst the client has the reassurance of knowing several major components have been proactively replaced before complete failure occurred.
By investing in preventative repairs and planned maintenance, building managers can significantly reduce the likelihood of unexpected breakdowns whilst extending the lifespan of critical plant room equipment.
